Radicondoli. An Experience into the Landscape
Smart-Land Strategic Planning and Territorial Marketing Project
The territory of Radicondoli, a passage hinge between different landscape areas such as the upper Valdelsa, the Senese area and Metalliferous Hills, constitutes a complex territorial system that is today affected by significant abandonment and depopulation phenomena.
The large municipal territory presents widespread rural characteristics, a very low land consumption for urbanisation and a landscape characterised by marked historical and cultural values, with a demographic density among the lowest in central-southern Tuscany.
Exactly these features, enriched by different architectural-settlement polarities, make this territory particularly interesting and suitable for ecotourism, that is carried out in respect of the places, through an integration with the local population and the daily activities carried out in the village.
The planning introduces a system of actions and interventions with the purpose of overcoming the marginalisation of these places, through an integrated design approach among the various subjects and knowledge: a strategic thinking with replicable methods through pilot projects, based on an overall landscape-environmental and economic-productive vision.
The recovery plan consists of a nodal network based on the geothermal vocation of the place. Geothermal energy becomes the true catalyst to reactivate the territory and its activities both in the agricultural context (for horticultural purposes with greenhouse cultivation) and in the domestic context (with heating and cooling systems), and in the receptive context (to give life to a thermal tourism and visiting routes) and in the real estate context (with the large villas-farms recovery).
Starting from the local hidden potential, the project is committed to promoting a series of tangible actions and management ways of transformations aimed at the environmental and social resilience of the community.
Implementation schedule is carried out in stages and can promote a thriving network of reconnection and growth in many aspects, leading to a rediscovery of the beauty of the Tuscan hinterland.
